FLSA: Exempt (40 hours)
Purpose:
The primary responsibilities for this role include overseeing and implementing systems and procedures that ensure the smooth operation of the church’s seven buildings and 19 acres, creating a safe work culture and environment, with the ultimate goal to provide a setting in which we can live out our mission of

Loving Neighbor
for the service of Christ.
Qualifications:
Prefer an individual with a four-year degree in Building Management, Business Administration with three to five years of experience serving in a church management position or as a project manager in multi-building property/facility or an equivalent combination of education and experience.
Working knowledge of at least two trades is required (maintenance, plumbing, electrical, HVAC systems, carpentry, construction).
Proficient in Office 365.
Understanding of IOT Integrations (includes HVAC) and CCTV/Alarm/Access Control Integration
Ideally familiar with espace or other facility maintenance software
Ability to safely lift 50 lbs. on their own.
Must possess a valid Florida driver’s license and have a clean driving record.

Must work well under deadline constraints.
All employees are expected to know and follow the Staff Covenant at all times.
Major Responsibilities and Essential Duties:
Set goals for the Facility Team in accordance with Church of the Palm’s mission and strategic objectives.
Direct supervisor of the Facility Director and in-direct supervision of all members of the Facility Team.
Along with Executive Pastor, serve as the staff liaison to the Building and Grounds Committee.
Oversees maintenance of all buildings, grounds, vehicles, equipment and building systems.
In consultation with the Executive Pastor, approve outside use of the facilities and handle negotiation of contracts and the receipt of all required assets (certificate of insurance)
Working closely with the Executive Pastor and members of Buildings and Grounds, take the lead in any major capital projects that the church may undertake.
Uses discernment and negotiation in order to manage a large operational budget, securing multiple bids for all large projects.
Work with the Executive Pastor to develop, implement and maintain security procedures for church properties as well as other facility policies and procedures.
Work with the Executive Pastor and Buildings and Grounds on long range planning for facilities upkeep and project management.
Oversee church Internet Technology needs and relationships, training staff and troubleshooting as is necessary.
Maintain programs for inspections of facilities and documentations of work order requests including Preventative Maintenance System (PMS) for fixed and movable equipment, building systems and COP assets.
Ensures building and code compliance and up-to-date inspection for all church buildings, grounds and vehicles.
Provide scope of work and engineer specifications as required.
Evaluate the effectiveness of service contracts and negotiate contracts at least annually.
Along with the Executive Pastor and insurance agent, ensure there is adequate property, liability and vehicle insurance coverage.
Attend staff meetings.

Hours:
Monday – Thursday: 8 am until 5 pm. Sundays: 6 am until 1 pm and as needed for special events. This position will have a flexible time schedule and can change their schedule as needed during the week. The goal is to have two days off in a row during the workweek, Sunday – Saturday.

This job description does not constitute an employment contract and may be changed as necessary by the Personnel Committee.
